Utilities & Variable Charges
Water, sewer, or other utilities are not included in your rent, you are responsible for payment each month based on actual usage. These charges are billed separately from rent and are outlined in your lease agreement. Failure to pay variable charges may constitute a lease violation.
Pursuant to Virginia Code § 55.1-1204.1, ‘Rent’ includes all money owed to the landlord under the lease agreement, excluding the security deposit. For updated rental rates, please check our floorplan availability page(s).

Vistas and Grand Vistas Apartments in Lynchburg, Virginia, offer numerous benefits for pet owners, fostering a welcoming environment for both residents and their animals. Vistas and Grand Vistas offer features that enhance a pet’s quality of life, including access to nearby outdoor spaces for walks and play.
Vistas and Grand Vistas Apartments provide pet-friendly apartments with the following conditions:
- Pets shall not be over 100 lbs. at FULL maturity, and with a maximum of 2 pets allowed per apartment unit.
- The following breeds are restricted from Vistas and Grand Vistas Apartments: Pit Bull Terriers, Rottweilers, Doberman Pinschers, Chows, and Spitz.
- A non-refundable one-time fee is required for all pets.
- Additional fees required.

I would love to thank the Vistas at Dreaming Creek team for providing such comfortable, warm, top-notch, and excellent services to my family and I throughout our stay there. This place was truly our first home… I have no complaints whatsoever, maintenance people are always there in a timely manner when we put in our requests, free gym, free pool, free parking, free stuffs at the office sometimes and convenient location. We really and truly miss our first home. Best place to live and start a family. Very quiet, breath of fresh air, birds chirping (loved it). Special thanks to Pam!
